O-20-26 Authorizing the Execution of an Annexation Agreement for Property Located at 15723, 15747 and 15783 West 127th Street, Lemont,a-2D-Z 418 Main Street I Lemont, IL 60439 TO: Village Board Meeting FROM: Jason Berry, Community Development THROUGH: George Schafer, Village Administrator SUBJECT: An Ordinance Authorizing the Execution of an Annexation Agreement for Property Located at 15723, 15747 and 15783 West 127th Street, Lemont, Illinois DATE: March 9, 2026 SUMMARY/BACKGROUND The attached ordinance authorizes the execution of an annexation agreement between the Village of Lemont and the Lemont Fire Protection District for property located at 15723, 15747 and 15783 West 127th Street. The subject property consists of four parcels totaling approximately 3.68 acres located at the northeast corner of 127th Street and Walter Street. Two of the parcels are currently located in unincorporated Cook County and must be annexed into the Village prior to development. The annexation agreement establishes the terms and conditions under which the property will be annexed to the Village and developed. The property will be zoned Institutional (INT) and developed with the Lemont Fire Protection District's new Fire Station No. 1, subject to approval of a Planned Unit Development (PUD). The agreement also acknowledges the continued residential use of the existing home located at 15723 West 127th Street for the duration of the current occupant's residency, after which the structure will be removed as part of the overall development of the fire station site. ANALYSIS The annexation agreement follows the Village's standard annexation framework and establishes expectations related to zoning, development, and future permitting. The proposed annexation represents a logical extension of the Village's corporate boundaries and will allow the Lemont Fire Protection District to modernize and replace its existing Fire Station No. 1. The Planning & Zoning Commission previously reviewed the associated development request and recommended approval of the annexation, rezoning, and preliminary PUD. Consistency with Village Policy Lemont 2030 Comprehensive Plan STAFF RECOMMENDATION Staff recommends approval of the attached ordinance. BOARD ACTION REQUESTED A motion to approve the attached ordinance.
