R-12-26 Approving a Final Plat of Subdivision for 926 Main Street in Lemont, Illinois4 418 Main Street Lemont, IL 60439 TO: Village Board Meeting FROM: Jamie Tate, Community Development THROUGH: Jason Berry, CEcD, AICP, Economic & Community Development Director SUBJECT: A Resolution Approving a Final Plat of Subdivision for 926 Main Street in Lemont, Illinois DATE: February 23, 2026 SUMMARY/BACKGROUND The petitioner, Timothy R. White, owner of 926 S. Main Street, has submitted a Final Plat of Resubdivision to reconfigure the existing lots comprising the subject property. The property is located within the D-D Downtown District and currently consists of three (3) platted lots. The proposed Final Plat reestablishes three (3) conforming zoning lots and isolates the existing commercial building on Lot 2. The resubdivision facilitates the continued use of the existing structure and creates separate development parcels for the remaining portions of the property. ANALYSIS Comprehensive Plan The future land use in the Lemont 2030 Comprehensive Plan is Mixed Use (MU) for the subject property. Planning & Zoning Commission (PZC) The PZC reviewed the Final Plat of Subdivision at the meeting held on January 7, 2026. Committee of the Whole (COW) The COW reviewed the proposed Plat at the meeting held on February 16, 2026. Consistency with Village Policy Lemont 2030 Comprehensive Plan STAFF RECOMMENDATION Staff recommends approval of the attached resolution. RESOLUTIONNO. A RESOLUTION APPROVING A FINAL PLAT OF SUBDIVISION FOR 926 MAIN STREET IN LEMONT, ILLINOIS (926 Main Resubdivision) WHEREAS, 926 Main St., LLC, whose principal is Timothy R. White (the "Petitioner"), is the owner of the property covering approximately 0.7243-acres located at 926 Main Street (PINS# 22-20-425-003-0000; 22-20-425-004-0000 and 22-20-425-006-0000), legally described in Exhibit A (hereinafter referred to as the "Subject Property"); and WHEREAS, the Petitioner submitted the Plat of Resubdivision for 926 Main Street dated 10/24/2025 and revised 2/17/2026 by Associated Surveying Group, LLC (hereinafter referred to as "Final Plat of Subdivision"), provided in Exhibit A, for final plat approval in accordance with the requirements of the Lemont Unified Development Ordinance; and WHEREAS, the Petitioner has filed an application with the Village of Lemont on November 12, 2025 for a Final Plat of Subdivision to reconfigure the three (3) existing lots that make up 926 Main Street; and WHEREAS, the Planning & Zoning Commission (PZC) voted (6-0) to recommend approval of the Final Plat of Subdivision for 926 Main Street at the PZC meeting on January 7, 2026, provided in Exhibit A; and WHEREAS, the Plat of Subdivision creates three (3) conforming D-D, Downtown District zoning lots; and WHEREAS, the Final Plat of Subdivision is in substantial conformance with the physical development policies and standards of the Village of Lemont; and WHEREAS, the President and Board of Trustees have determined that the proposed plat of subdivision is in the best interest of the Village of Lemont. BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont, Counties of Cook, DuPage, and Will, Illinois, as follows: SECTION ONE: The President and Board of Trustees hereby finds and determines that the facts set forth in the preamble hereto are true and correct and hereby adopts same as part of this Resolution. SECTION TWO: The 926 Main Street Plat of Resubdivision, drafted by Associated Surveying Group dated 10/24/2025 and revised 2/17/2026 is hereby approved in substantially the form attached hereto as Exhibit A. SECTION THREE: That this Resolution shall be in full force and effect from and after its passage and approval as provided by law.
