The proposed redevelopment project area includes industrial and vacant properties that meet statutory eligibility criteria under the Tax Increment Allocation Redevelopment Act. ANALYSIS Following the required public hearing and Joint Review Board process, the Village has determined that the Main & Maley area qualifies in part as a Conservation Area and in part as a Blighted Vacant Area. The designation ordinance formally establishes the redevelopment project area boundary and sets the initial equalized assessed value year in accordance with the Act. The proposed TIF designation is consistent with the Village's adopted strategic planning and long-range land use policies. Consistency with Village Policy Lemont 2030 Comprehensive Plan STAFF RECOMMENDATION Approval of the attached ordinance. BOARD ACTION REQUESTED Motion to approve ordinance. (the "Act") allows municipalities to find and declare that blighted areas exist within their corporate limits and designate such areas as redevelopment project areas; and WHEREAS, the Board hereby finds and determines that the Main & Maley Redevelopment Project Area is a blighted area under the Act for the reasons described in the Main & Maley Redevelopment Project Area Plan and Program prepared by Ryan, LLC with the Village. NOW, THEREFORE, BE IT ORDAINED by the Mayor and Board of Trustees of the Village of Lemont, Counties of Cook, Will and DuPage, Illinois, as follows: Section 1 That the above preambles are hereby declared to be true and are adopted as findings of the Board. Section 2 That the property depicted on Exhibit A attached hereto and legally described in Exhibit B attached hereto is hereby designated the Main & Maley Redevelopment Project Area. Section 3 A certified copy of this ordinance shall be filed with the Cook County Clerk. Section 4 If any section, paragraph, clause or provision of this ordinance shall be held invalid, the invalidity thereof shall not affect any of the other provisions of this ordinance. Section 5 All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed insofar as they conflict herewith. Section 6 This ordinance shall be immediately in full force and effect after passage and approval.
