R-82-25 Authorizing the Release of a Subdivision/Site Improvement Bond for Marble Landing (Beechen and Dill)� - t7,- �� 418 Main Street I Lemont, IL 60439 TO: Village Board Meeting FROM: Jason Berry, Community Development THROUGH: SUBJECT: A Resolution Authorizing the Release of a Subdivision/Site Improvement Bond for Marble Landing (Beechen and Dill) DATE: November 10, 2025 SUMMARY/BACKGROUND Beechen and Dill, final developer of the Marble Landing subdivision, have requested the release of a subdivision/site improvement bond posted for site improvements completed by Hartz Homes, the original developer for Marble Landing. This release has been reviewed by the Village Engineer, who concurs with this request. ANALYSIS Consistency with Village Policy STAFF RECOMMENDATION Motion to Approve. R 'D'Z--25 A RESOLUTION AUTHORIZING THE RELEASE OF A SUBDIVISION/SITE IMPROVEMENT BOND FOR MARBLE LANDING (Beechen and Dill) WHEREAS, pursuant to the Lemont Unified Development Ordinance of 2008 ("UDO"), an owner or developer of a subdivision is required to deposit certain security or evidence thereof with the Village of Lemont to guarantee the installation of public improvements; and WHEREAS, in the matter of Marble Landing subdivision located southeast of 128th Street and Krystyna Crossing in Lemont, Teton Development, LLC and Endurance Assurance Corporation executed a Subdivision/Site Improvement Bond in the amount of $154,114.10 in favor of the Village of Lemont to guarantee completion of subdivision improvements; and WHEREAS, Beechen and Dill, developer of the Marble Landing subdivision, have completed certain improvements and requested a release of the aforementioned bond; and WHEREAS, the Acting Village Engineer of the Village of Lemont has reviewed the request from DesignTek Engineering, Inc. on behalf of Beechen and Dill and concurs with such request. NOW, THEREFORE BE IT RESOLVED by the Village President and Board of Trustees of the Village of Lemont, Cook, Will, and DuPage Counties, Illinois, as follows: SECTION 1: RECITALS That the above recitals and legislative findings are found to be true and correct and are hereby incorporated herein and made a part hereof, as if fully set forth in their entirety. SECTION 2: Subdivision/Site Improvement Bond No. EACX4032341 is hereby released and terminated. ADOPTED this I D day of W �1' , 2025.
