SUMMARY/BACKGROUND
The applicant and property owner, Caroline Bleka, applied for a variation to allow for an
existing attached roof structure over a deck and patio to remain. The attached structure is
approximately 23.9-feet from the rear property line when 30-feet is the required rear setback in
the R-4 zoning district.
ANALYSIS
Comprehensive Plan
The subject property is within the Infill Residential future land use designation in the Lemont
2030 Comprehensive Plan.
Planning & Zoning Commission (PZC)
A public hearing was held on August 6, 2025 at the PZC meeting and the PZC voted (6-0) to
recommend approval of the variation request.
Committee of the Whole (COW)
The variation request was presented and discussed at the COW meeting on August 18, 2025.
Consistency with Village Policy
Lemont 2030 Comprehensive Plan
STAFF RECOMMENDATION
Staff recommends approval of the attached ordinance.

AN ORDINANCE GRANTING A VARIATION TO §17.07.010 AND TABLE 17-07-01
OF THE LEMONT UNIFIED DEVELOPMENT ORDINANCE
(93 Timberline Drive Variation)
WHEREAS, Caroline Bleka (hereinafter referred to as "the Petitioner") is the owner of
the property at 93 Timberline Drive in Lemont, Illinois (PIN 22-30-404-005-0000) (hereinafter
referred to as the "Subject Property"), legally described in Exhibit A; and
WHEREAS, The Petitioner applied pursuant to the provisions of the Lemont Municipal
Code, Title 17, Unified Development Ordinance ("UDO"), seeking a variation from § 17.07.010
and Table 17-07-01 (Lot & Dimensional Standards) to allow for an attached roof cover over a pre-
existing deck and patio to encroach into the required rear yard setback, as depicted in Exhibit A;
and
WHEREAS, the Lemont Planning and Zoning Commission conducted a public hearing on
the request on August 6, 2025, and voted 6-0 to recommend approval of the requested variation;
and
WHEREAS, a notice of the aforesaid public hearing was made in the manner provided by
law and was published in the Daily Southtoivn, a newspaper of general circulation within the
Village; and
WHEREAS, the President and Board of Trustees of the Village have reviewed the matter
herein and have determined that the requested variation is in the best interest of public health,
safety, and welfare of the residents of the Village of Lemont, and hereby adopts the finding of facts
as set forth in Exhibit B.
NOW, THEREFORE BE IT ORDAINED by the Village President and Board of
Trustees of the Village of Lemont, Counties of Cook, DuPage, and Will, Illinois as follows:
SECTION ONE: The foregoing findings and recitals are hereby adopted as Section 1 of
this Ordinance and are incorporated by reference as if set forth verbatim herein.
SECTION TWO: The following variation from the UDO is hereby granted for the Subject
Property at 93 Timberline Drive:
1. A variation from § 17.07.010 and Table 17-07-01 to allow the existing attached roof
over a pre-existing deck, as shown on the Plat of Survey (Exhibit A), to encroach
approximately seven (7) feet into the required rear yard setback, leaving a setback
of approximately twenty-three (23) feet from the rear property line to the edge of
the attached structure.
SECTION THREE: Conditions. The following conditions apply:
1. Unless otherwise approved by the Village Board, the Subject Property shall be
developed and maintained in accordance with the Lemont, Illinois Municipal Code
and this Ordinance.
2. The improvements shall substantially conform to the site configuration shown in
the Plat of Survey and photographs submitted with the application.
SECTION FOUR: The Village Cleric is directed to publish this Ordinance in pamphlet
form in accordance with applicable law.
SECTION FIVE: This Ordinance shall be in full force and effect from and after its
passage, approval, and publication as provided by law.

EXHIBIT B
FINDINGS. Based upon the evidence and testimony presented during the public hearing, the
Lemont Village Board of Trustees finds the following:
The Lemont 2030 Comprehensive Plan's future land use map designates the subject site as
Infill Residential (INF).
2. The subject property is within the R-4 zoning district.
3. The requested variation was found to adequately meet the standards for granting variations
within the Unified Development Ordinance.
