SUMMARY/BACKGROUND
The owners of property at 11 S240, 11 S260, 11 S276, and 11 S286 on Lemont Road have
requested annexation of their properties to the Village. Upon annexation to the Village, the
land will automatically be classified in the R-1 district (Single -Family Detached Residential) per
Village code. While there is development interest in the area, requests for zoning changes or
other entitlement designations will require applications, applicable public hearings and
additional meetings.
ANALYSIS
Annexation of unincorporated territories by municipalities continues to be a priority and
directive established by regional partners. These directives were discussed and incorporated
into the Village's strategic planning efforts over the years with specific outcomes listed such as
securing boundary agreements and to pursue annexation of unincorporated territory adjacent
or surrounded by the Village's corporate boundaries. The importance of these initiatives is not
only to expand the Village's tax base, but also to exercise regulatory authority over areas near
the Village. Regulatory oversight of these areas is important to ensure development and
zoning entitlements are handled through the Village's development review process to exercise
local control as opposed to the process and codes of the county or adjacent municipalities.

AN ORDINANCE ANNEXING THE PROPERTY LOCATED AT
11 S240, 11 S260, 11 S276, AND 11 S286 LEMONT ROAD, LEMONT, ILLINOIS
WHEREAS the Village of Lemont, Counties of Cook, Will and DuPage, Illinois,
("Village") is a municipality in the state of Illinois with full powers to enact ordinances and adopt
ordinances for the benefit of the residents of the Village; and
WHEREAS, Lenny's Gas N Wash 97`1' and Lemont, LLC is the owner ("Owner") of the
property ("Subject Property") commonly known as 11 S240, 11 S260, 11 S276 and 11 S286 Lemont
Road, Lemont, Illinois 60439 and legally described on Exhibit A attached hereto and incorporated
herein by reference; and
WHEREAS, the Owner has filed an application to annex the Subject Property to the
Village; and
WHEREAS, the Subject Property is contiguous to the Village; and
WHEREAS, the Subject Property is unoccupied; and
WHEREAS, the annexation of the Subject Property to the Village is in the public interest
and will promote the continued economic vitality of the Village; and
WHEREAS, the Village has complied with the statutory requirements for annexing the
Subject Property to the Village.
NOW THEREFORE, be it ordained by the President and Board of Trustees of the Village
of Lemont, Cook, DuPage and Will County, Illinois as follows:

Section 1: The above recitals and legislative findings are found to be true and correct
and are hereby incorporated herein and made a part hereof as if fully set forth in their entirety.
Section 2: The Subject Property legally described on Exhibit A attached hereto and
incorporated herein by reference is annexed to the Village.
Section 3: The Village Clerk is authorized and directed to record a certified copy of this
ordinance and the Plat of Annexation in substantially in the form attached hereto as Exhibit B and
incorporated herein by reference with the DuPage County Recorder.
SECTION 4: This ordinance shall be in full force and effect from and after its passage,
approval and publication as provided by law.
SECTION 5: If any section, paragraph, clause or provision of this ordinance shall be held
invalid, the invalidity thereof shall not affect any of the other provisions of this ordinance.
SECTION 6: All ordinances in conflict herewith are hereby repealed to the extent of such
conflict.
