SUBJECT: An Ordinance Annexing Property Located at 14633 Main Street, Lemont,
Illinois
DATE: June 23, 2025
SUMMARY/BACKGROUND
William Brennan, owner of three parcels totaling approximately 0.4938 acres and located at
14633 Main Street, has submitted a request for annexation into the Village of Lemont. In
accordance with standard annexation procedures, the property will be assigned the default
zoning of R-1 (Single -Family Detached Residential District) upon incorporation into the Village.
This zoning designation will remain in place unless and until a formal development proposal is
submitted. No development is planned at this time, and none is included as part of this
request.
ANALYSIS
Comprehensive Plan
The future land use in the Lemont 2030 Comprehensive Plan is Multi -Family Midrise (MFM).
There are no plans associated with the proposed annexation.
Planning & Zoning Commission (PZC)
The PZC reviewed the annexation at the meeting held on May 7, 2025. At that time, the
applicant was considering rezoning to R-5 but has since removed rezoning from the proposal.
The PZC does not review or recommend annexations without rezoning.
Committee of the Whole (COW)
The COW discussed the proposed annexation and rezoning at the meeting held on May 19,
2025. Rezoning is no longer a part of the annexation request.
Consistency with Village Policy
Lemont 2030 Comprehensive Plan
STAFF RECOMMENDATION
Staff recommends approval of the attached ordinance.

AN ORDINANCE ANNEXING THE PROPERTY LOCATED AT
14366 MAIN STREET, LEMONT, ILLINOIS
WHEREAS, the Clerk of the Village of Lemont has received an Application for
Annexation of certain territory into the Village pursuant to Chapter 65, Act 5, Section 7-1-1 of the
Illinois Compiled Statutes; and
WHEREAS the Village of Lemont, Counties of Cook, Will and DuPage, Illinois, ("the
Village") is a municipality in the state of Illinois with full powers to enact ordinances and adopt
ordinances for the benefit of the residents of the Village; and
WHEREAS, the 0.4938-acre Territory (PINS: 22-21-200-016, 22-21-200-024, 22-21-200-
046) is legally described on the Plat of Annexation by Associated Surveying Group, dated
2/20/2025, attached hereto as Exhibit A; and
WHEREAS, the territory described in the Application for Annexation is not within the
corporate limits of any municipality but is contiguous to the Village of Lemont; and
WHEREAS, the Village has complied with the statutory requirements for annexing the
Subject Property.
NOW THEREFORE, be it ordained by the President and Board of Trustees of the Village
of Lemont, Cook, DuPage and Will County, Illinois as follows:
Section l: That the above recitals and legislative findings are found to be true and
correct and are hereby incorporated herein and made a part hereof as if frilly set forth in their
entirety.

Section 2: The property described in Exhibit A attached hereto and incorporated herein
by reference is annexed to the Village.
Section 3: The Village Clerk is authorized and directed to record a certified copy of this
ordinance and the Plat of Annexation in substantially in the form attached hereto as Exhibit B and
incorporated herein by reference with the Cook County Clerk's Recording Division.
SECTION 4: This ordinance shall be in full force and effect from and after its passage,
approval and publication as provided by law.
SECTION 5: If any section, paragraph, clause or provision of this ordinance shall be held
invalid, the invalidity thereof shall not affect any of the other provisions of this ordinance.
SECTION 6: All ordinances in conflict herewith are hereby repealed to the extent of such
conflict.
