SUMMARY/BACKGROUND
Hive Fusion Fitness, represented by Danyelle and Eric Andrews, is requesting approval of a
special use to allow a fitness studio in the D-D, Downtown District located at 228 Main Street.
The boutique fitness studio centered on wellness, community and physical health, will occupy
the 2,024 square -foot space in the multi -tenant mixed use location. Hive Fusion Fitness will
offer a variety of instructor -led classes such as strength training, yoga, cardio and other
wellness focused group sessions. Operations will be limited to daytime and early evening
hours, with measures taken to manage parking, traffic flow and noise levels.
ANALYSIS
Comprehensive Plan
The Lemont 2030 Comprehensive Plan's future land use map designates the subject property
Mixed Use (MU).
Planning & Zoning Commission (PZC)
A public hearing to discuss the proposed special use was held at the PZC meeting on January
8, 2025. The PZC voted (5-0) to recommend approval of Case 2024-17 Hive Fusion Fitness
with conditions incorporated into the attached ordinance.
Committee of the Whole (COW)
The special use was discussed at the COW meeting on January 27, 2025. Comments have
been incorporated into the attached ordinance.
Consistency with Village Policy
Lemont 2030 Comprehensive Plan
STAFF RECOMMENDATION
Staff recommends approval of the attached ordinance.

AN ORDINANCE GRANTING A SPECIAL USE FOR A HEALTH AND SPORTS CLUB
IN THE D-D, DOWNTOWN DISTRICT AT 228 MAIN STREET IN LEMONT, IL

WHEREAS, Eric and Danyelle Andrews (hereinafter referred to as "the Petitioners") are
the lessee of certain property at 228 Main Street in Lemont (PIN# 22-20-312-014-0000)
(hereinafter referred to as the "Subject Property") and described in the Legal Description,
attached hereto as Exhibit A; and
WHEREAS, the Petitioner applied pursuant to the provisions of the Lemont, Illinois
Municipal Code, Title 17 Unified Development Ordinance ("UDO") seeking a special use for a
health and sports club in the D-D zoning district pursuant to 17.06.020 (Table 17-06-01) and
17.06.120 C. of the UDO; and
WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois
conducted a public hearing on January 8, 2025 and voted 5-0 to recommend approval of the special
use for Hive Fusion Fitness at 228 Main Street with conditions incorporated in this Ordinance; and
WHEREAS, a notice of the aforesaid public hearing was made in the manner provided by
law and was published in the Daily Southtown, a newspaper of general circulation within the
Village; and
WHEREAS, the President and Board of Trustees of the Village have reviewed the matter
herein and have determined that the requested special use is in the best interest of public health,
safety, and welfare of the residents of the Village of Lemont, and hereby adopts the finding of facts
as set forth in Exhibit B.
NOW, THEREFORE BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, DUPAGE, AND
WILL, ILLINOIS AS FOLLOWS:
SECTION ONE: The foregoing findings and recitals are hereby adopted as Section
One of this Ordinance and are incorporated by reference as if set forth verbatim herein.
SECTION TWO: A special use is granted for a health and sports club use in the D-D
Zoning District at 228 Main Street.
SECTION THREE: The special use shall have the following conditions:
A good effort will be made by Petitioners to communicate public parking lots through
business website, social media, brochures and any other communication forms; and
2. Petitioners will monitor and adjust class scheduling to mitigate congestion impacts.
3. All signs for the special use at 228 Main Street must adhere to Section 17.11. Use of
the non -conforming abandoned projecting box sign is prohibited, and the sign shall be
removed prior to installation of signage associated with special use.
SECTION FOUR: That the Village Clerk of the Village of Lemont be and is directed
hereby to publish this Ordinance in pamphlet form, pursuant to the Statutes of the State of Illinois,
made and provided.
SECTION FIVE: That this Ordinance shall be in full force and effect from and after its
passage, approval and publication as provided by law.

FINDINGS. Based upon the evidence and testimony presented during the public hearing, the
Lemont Village Board of Trustees finds the following:
The Lemont 2030 Comprehensive Plan's future land use map designates the subject site
as Mixed Use (MU).
A mixed use environment allows for a variety of uses that may be deemed appropriate by
the UDO or Village Board with a special use.
The special use sufficiently meets the applicable standards for a special use found in
§ 17.04.140 with the conditions incorporated into this ordinance.
