SUMMARY/BACKGROUND
The Village of Lemont is requesting approval of the Final Plat of Colton Subdivision on the
corner of Route 83 and Main Street. The Final Plat will properly clean up the many lots,
easements and right-of-way that exists in order to create 3 new appropriate lots for
development. The Final Plat is part of the redevelopment process on this corner. The Planning
& Zoning Commission reviewed the Final Plat for Colton Subdivision at the December 7, 2022
meeting recommending (4-0) for approval.

A RESOLUTION APPROVING A FINAL PLAT OF COLTON SUBDIVISION
(Route 83 & Main Street)
WHEREAS, the Village of Lemont (hereinafter referred to as the "Petitioner"), is the
owner of the property covering approximately 16.52-acres on the northwest corner of State
Route 83 and Main Street (PINS# 22-13-302-003, 22-13-302-004, 22-13-302-005, 22-13-302-
009, 22-14-401-009, 22-14-401-010, 22-14-401-017, 22-14-401-023, 22-14-401-024, 22-14-
401-028, 22-14-401-029, 22-14-401-032), legally described and depicted in Exhibit A
(hereinafter referred to as the "Subject Property"); and
WHEREAS, the Petitioner submitted the Final Plat of Colton Subdivision by Morris
Engineering, Inc. dated 12/6/2022 (hereinafter referred to as "Final Plat of Subdivision") for
final plat approval in accordance with the requirements of the Lemont Unified Development
Ordinance; and
WHEREAS, the Planning & Zoning Commission (PZC) discussed the Final Plat of
Colton Subdivision at the PZC meeting on December 7, 2022, finding the document to be in
substantial compliance with the UDO for final plats; and
WHEREAS, the Planning & Zoning Commission (PZC) voted (4-0) at this meeting to
recommend approval of the Colton Subdivision with the condition that modifications and
easements may be forthcoming to the Final Plat following review by outside jurisdictions, as
approved by the Village Attorney and Village Engineer; and
WHEREAS, the Final Plat of Subdivision is in substantial conformance with the
physical development policies and standards of the Village of Lemont; and
WHEREAS, the President and Board of Trustees have determined that the proposed
plat of subdivision is in the best interest of the Village of Lemont.
BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont,
Counties of Cook, DuPage, and Will, Illinois, as follows:
SECTION ONE: The President and Board of Trustees hereby finds and determines
that the facts set forth in the preamble hereto are true and correct and hereby adopts same as
part of this Resolution.
SECTION TWO: The Final Plat of Colton Subdivision, drafted by Morris
Engineering, Inc. dated 12-6-2022, be and is hereby approved in substantially the form
attached hereto as Exhibit A.
SECTION THREE: Authorization. The Village President and Clerk are hereby
authorized and directed to execute and attest respectively the plat of subdivision. The Village
Clerk is authorized to cause the plat of subdivision to be recorded in the Officer of the Cook
County Recorder of Deeds.
SECTION FOUR: That this Resolution shall be in full force and effect from and
after its passage and approval as provided by law.
APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE
VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND DUPAGE, ILLINOIS,
ON THIS 121h DAY OF DECEMBER, 2022.
