R-40-24 Approving a Final Plat of Subdivision for the Northeast CornerR-4D-2-q 418 Main Street I Lemont, IL 60439 TO: Village Board Meeting FROM: Jamie Tate, Community Development THROUGH: Jason Berry, CEcD, AICP, Economic & Community Development Director SUBJECT: A Resolution Approving a Final Plat of Subdivision for the Northeast Corner of Castlewood Drive and Archer Avenue in Lemont, IL (Castlewood Estates DATE: June 10, 2024 SUMMARY/BACKGROUND The applicant and property owner, Danielle Duarte, is requesting a Final Plat of Subdivision to divide an existing R-4 residential lot into 2 residential lots at the entrance to Castlewood Estates along Archer Avenue. The lot subdivision would then allow the construction of 2 detached single-family residential homes. The Planning and Zoning Commission recommended approval at the May 1, 2024 regular meeting. ANALYSIS The division of the existing residential lot results in creating two conforming residential lots meeting the R-4 lot and dimensional standards. The homes will be constructed according to the codes and standards in the Village of Lemont. Consistency with Village Policy Lemont 2030 Comprehensive Plan STAFF RECOMMENDATION Staff is recommending approval of the attached resolution. RESOLUTION NO. ` 0- 7' A RESOLUTION APPROVING A FINAL PLAT OF SUBDIVISION FOR THE NORTHEAST CORNER OF CASTLEWOOD DRIVE AND ARCHER AVENUE IN LEMONT, IL (Castlewood Estates II) WHEREAS, Danielle Duarte, represented by Attorney John Antonopoulos, (hereinafter referred to as the "Petitioner"), is the owner of the property covering approximately 2.6-acres located at 12630 Archer Avenue (PIN# 22-27-300-047-0000), legally described in Exhibit A (hereinafter referred to as the "Subject Property"); and WHEREAS, the Petitioner submitted the Final Plat of Castlewood Estates II dated 6/28/2023 by DesignTek Engineering, Inc., (hereinafter referred to as "Final Plat of Subdivision'), provided in Exhibit B, for final plat approval in accordance with the requirements of the Lemont Unified Development Ordinance; and WHEREAS, the Petitioner has filed an application with the Village of Lemont on April 16, 2024 for Final Plat of Subdivision to create two residential home lots; and WHEREAS, the Planning & Zoning Commission (PZC) voted (6-0) to recommend approval of the Final Plat of Subdivision at the regularly scheduled PZC meeting on May 1, 2024, provided in Exhibit B; and WHEREAS, the Final Plat of Subdivision is in substantial conformance with the physical development policies and standards of the Village of Lemont; and WHEREAS, the President and Board of Trustees have determined that the proposed plat of subdivision is in the best interest of the Village of Lemont. BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont, Counties of Cook, DuPage, and Will, Illinois, as follows: SECTION ONE: The President and Board of Trustees hereby finds and determines that the facts set forth in the preamble hereto are true and correct and hereby adopts same as part of this Resolution.
