' 39 DATE OF APPROVAL /0--/c2-9. ITEM VI.B.3. RESOLUTION APPROVING FINAL PLAT OF SUBDIVISION FOR A 9.3 ACRE PARCEL GENERALLY LOCATED NORTH OF ARCHER AVENUE AND EAST OF CASTLEWOOD ESTATES IN LEMONT, ILLINOIS AND KNOWN AS BAILEY'S CROSSING WHEREAS, the petitioner is the owner of certain property consisting of approximately 9.3 acres generally located north of Archer Avenue and east of Castlewood Estates in Lemont, Illinois and legally described in Exhibit A (attached); and WHEREAS, the petitioner has prepared, in conjunction with a Planned Unit Development, a Preliminary Plat of Subdivision for the subject property, which is known as Bailey's Crossing; and WHEREAS, the President and Board of Trustees of the Village of Lemont approved the Planned Unit Development on April 25, 1994; and WHEREAS the developer has submitted the Final Plat of Subdivision for 38 single- family townhomes to be known as Bailey's Crossing, attached` hereto as Exhibit "B ", and; WHEREAS, the Final Plat of Subdivision is in conformance with the Preliminary Plat as well as the physical development policies and standards of the Village of Lemont. NOW, THEREFORE BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont that the Final Plat for Bailey's Crossing, which is attached hereto and made part hereof, is hereby approved. BE IT FURTHER RESOLVED that the signing and recording of the Final Plat shall be subject to approval of final engineering and posting of an irrevocable letter of credit, equal to 125 percent of the estimate of probable cost of public improvements as reviewed and recommended by the Village Engineer.
