RESOLUTION APPROVING PRELIMINARY AND FINAL
PLAT OF SUBDIVISION FOR CARRIAGE RIDGE ESTATES UNIT IV
WHEREAS, the petitioner is the owner of certain property consisting of
approximately 2.5 acres generally located on Carriage Ridge Lane and Senon Drive in
Lemont, Illinois and legally described in Exhibit "A" attached; and
WHEREAS, the petitioner has prepared a Final Plat of Subdivision for the subject
property, which is known as Carriage Ridge Estates Unit IV; and
WHEREAS the petitioner has submitted the Final Plat of Subdivision for 7 single -
family attached residences to be known as Carriage Ridge Estates Unit IV, attached hereto
as Exhibit "B ", and;
WHEREAS, the Final Plat of Subdivision is in substantial conformance with the
physical development policies and standards of the Village of Lemont.

CO
NOW, THEREFORE BE IT RESOLVED by the President and Board of Trustees of
the Village of Lemont that the Final Plat for Carriage Ridge Estates Unit IV, which is
attached hereto and made part hereof, is hereby approved, subject to the following
conditions of approval:
1. The development shall substantially conform to the Plat of Subdivision, attached
hereto as Exhibit "B ", except as such plans may be changed to conform to Village
Codes and Ordinances and the Conditions below.
2. All references to overhead lines will need to be deleted from the Plat prior to
recording of same.
3. All utility companies need to initial the Plat to signify their concurrences with
easement locations, prior to recording of the Plat.
4. An engineer's cost estimate and a Letter of Credit for the required public
improvements shall be submitted prior to recording of the Plat.
5. A response from the Army Corps of Engineers is required prior to recording of
the Plat of Subdivision.
6. The Will South Cook Conservation District report needs to be received prior to
recording of the Plat.
7. The street pavement at the east end of Senon Lane shall end in curved curbing
to meet with Carriage Ridge Lane. A "T" intersection shall not be constructed at
this time.
