R-94-98 Of objection for the record of the Cook County zoning board of appeals reguarding a request for rezoning (Docket #6714) and special use (Docket #6715) (Southeast corner of 131st Stree & Parker Road)VILLAGE OF LEMONT RESOLUTION NO. 91� DATE OF APPROVAL — 3 —9° o° A RESOLUTION OF OBJECTION FOR THE RECORD OF THE COOK COUNTY ZONING BOARD OF APPEALS REGARDING A REQUEST FOR REZONING (DOCKET #6714) AND SPECIAL USE (DOCKET #6715) (Southeast corner of 131st Street & Parker Road) WHEREAS, the Village of Lemont is a zoned municipality with limits near the property which is the subject of a request for Rezoning from R -3 Single - family Residence District to R -6 General Residence District and a Special Use for a 44 townhome P.U.D. in the R -6 District, which is legally described as follows: Docket #6714 and Docket #6715: N. 720' OF W. 726' (AS MEASURED PARALLEL W/N. &W. LINES) OF W. '/2 OF SW 1/4 OF SEC. 35, T37N, R11, E. OF 3rd. PM.. WHEREAS, the entire boundary of the subject property is within 1 1/2 miles of the corporate limits of the Village of Lemont; and WHEREAS, the proposed rezoning would constitute "spot" zoning as no other property nearby is zoned for multiple family uses, but rather for single family development; and WHEREAS, the Village Comprehensive Plan indicates that this area is designated for low density residential uses, not multiple family uses; and WHEREAS, the new Cook County Comprehensive Plan indicates that this area is designated for single family uses, not multiple family; and WHEREAS, the petitioner has not proposed improvements to Parker Road which is a narrow, substandard street in poor condition which cannot handle additional vehicular traffic without significant improvement; and WHEREAS, the Village will require such improvement as part of the Lemont Subdivision Regulations which are enforceable because the subject property is within 1 1/2 miles of the Village of Lemont; and WHEREAS, the neighborhood is predominantly single family in nature; and Nov 17 '98 10:47AM ANTONOPOULOS P.1 /1 WHEREAS, the rezoning would substantially alter the character of the neighborhood and may cause harm to the values of property within the vicinity of the proposed rezoning. NOW THEREFORE, BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont, Counties of Cook, DuPage and WM, State of Illinois, that the Village of Lemont hereby objects to the requests for rezoning and special use which is the subject of Cook County Zoning Board of Appeals Docket #6714 and Docket 46715.
