R-28-97 Approving Final Plat Of Resubdivision For Stone Creek Of Lemont SubdivisionVillage of Lemont 418 Main Street Lemont, IL 60439 -3788 RESOLUTION NO.-? DATE OF APPROVAL (c) a3 -97 RESOLUTION APPROVING FINAL PLAT OF RESUBDIVISION FOR STONE CREEK OF LEMONT RESUBDIVISION WHEREAS, the petitioner is the owner of certain property consisting of approximately 5 acres generally located at East and Logan Street in Lemont, Illinois and legally described in Exhibit "A" attached; and WHEREAS, the petitioner has prepared a Final Plat of Resubdivision for the subject property, which is known as Stone Creek of Lemont Resubdivision; and WHEREAS the petitioner has submitted the Final Plat of Subdivision for 5 single - family detached residences to be known as Stone Creek of Lemont Resubdivision, attached hereto as Exhibit "B ", and; WHEREAS, the Final Plat of Resubdivision is in substantial conformance with the physical development policies and standards of the Village of Lemont; and WHEREAS, the Final Plat of Resubdivision is in conformance with the Preliminary Plat of Subdivision as approved by the Village Board on January 8, 1996 with the following Variances: 1. Division Street extension of 35' width with a minimum right -of -way instead of the 66 feet required. 2. The pavement to be 28' width instead of the 30 feet required. 3. A waiver of a portion of the sidewalk required on the north side of Division Street. NOW, THEREFORE BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont that the Final Plat for Stone Creek of Lemont Resubdivision , which is attached hereto and made part hereof, is hereby approved with the following conditions: 1. The development shall substantially conform to the Final Plat by Hoefferle- Butler Engineering, Inc., last revised May 20, 1997, except as such plans may be changed to conform to Village Codes and Ordinances and the conditions below. 2. An easement or right -of -way dedication is required along the school district property. This easement or right -of -way needs to be at least 19 feet wide to maintain a right -of -way of at least 35 feet, documentation of the granting of this easement right -of -way shall be submitted prior to recording of the plat. 3. The proposed sidewalk along Division Street (extended) shall be located along the south side of the street pavement. 4. The Public Utility easements on the Plat shall be revised to be 15 feet wide, and shall also be indicated along the front lot line of each lot. 5. Grading and tree preservation plans shall be submitted for each lot at the time of application for building permit. All requirements of the Tree Preservation Ordinance No. 789 shall be complied with during construction to minimize grading and to maximize tree preservation on each site. 6. Final engineering plans and specification, including grading requirements for public improvements, shall be reviewed and approved by the Village Engineer prior to recording of the plat. 7. A contribution will be required to allow sewer separation elsewhere in the Village since this project will connect to a combined sewer in the amount of $10,000, prior to recording of the plat.
