R-29-97 Objection For The Record Of The Cook Countu Zoning Board Of Appeals Regarding A Request For Rezoning From R-3 To R-5 Single Family District For A Parcel Located At The Southwest Corner Of McCarthy And Bell RoadsVILLAGE OF LEMONT RESOLUTION NO. 1- /2 DATE OF APPROVAL �-.23-97 A RESOLUTION OF OBJECTION FOR THE RECORD OF THE COOK COUNTY ZONING BOARD OF APPEALS REGARDING A REQUEST FOR REZONING FROM R -3 TO R -5 SINGLE FAMILY DISTRICT FOR A PARCEL LOCATED AT THE SOUTHWEST CORNER OF McCARTHY AND BELL ROADS WHEREAS, The Village of Lemont is a zoned municipality with limits near the property which is the subject of a request for a rezoning in the cause known as Docket Number 6530 before the Cook County Zoning Board of Appeals, said property being described as follows: Docket #6530: That part of the SE 1/4 of Sec. 25, T37N, R11, E. Of the 3rd P.M. described as follows: Comm. At the NE corner of said SE 1/4 for P.O.B., thence cont. S. Along centerline of Bell Road, 710.86 feet, thence cont. West 500 feet, thence cont. NW'ly 182.85 feet, thence cont. E. 60 feet, thence cont. N., 276 feet, thence cont. NE'ly 74.19 feet, thence cont. N. 265 feet, thence cont. E. Along center line of McCarthy Road, 581.80 feet to the P.O.B. Commonly known as the southwest corner of McCarthy Road and Bell Road; and WHEREAS, the entire boundary of the subject property is within 1 1/2 miles of the corporate limits of the Village of Lemont and is within the boundary of the Village Comprehensive Plan; and WHEREAS, the petitioner is proposing a single family subdivision where the lot sizes are smaller than those in nearby subdivisions; and WHEREAS, the petitioner is proposing a zoning district which would allow for lots which are significantly smaller than allowed by the current R -3 District; and WHEREAS, the proposed lot sizes would require the provision of water and sewer services to the subject property; and WHEREAS, no provision of water and/or sewer services has been secured from the Village of Lemont for the proposed subdivision; and WHEREAS, other utility companies may be available for the provision of water and sewer services to the subject property; and WHEREAS, allowing other utility companies to service this area would impede an orderly extension of Village services to this area; and WHEREAS, the Village of Lemont would need to approve of the Plat of Subdivision of the property, and no such approval may be granted without the provision of water and sewer utilities for the proposed lot sizes; NOW THEREFORE, BE IT RESOLVED by the President and Board of Trustees of the Village of Lemont, Counties of Cook, DuPage and Will, State of Illinois, that the Village of Lemont hereby objects to the request for rezoning which is the subject of Cook County Zoning Board of Appeals Docket Number 6530.
