RESOLUTION APPROVING PRELIMINARY PLAT
OF SUBDIVISION FOR FIREROCK FARM SUBDIVISION
WHEREAS, the petitioner is the owner of certain property consisting of approximately
4.476 acres legally described in Exhibit "A ", which is attached hereto and made a part hereof; and
WHEREAS, the petitioner has prepared a Preliminary Plat of Subdivision known as Firerock
Farm Subdivision, which is attached hereto and made a part hereof; and
WHEREAS, the Lemont Planning & Zoning Commission at its meeting of February 3, 1998
and March 17, 1998, reviewed the preliminary plat and submitted its recommendations as required
by Village of Lemont ordinance; and
WHEREAS, the Lemont Planning & Zoning Commission recommended approval of said
plat, attached hereto as Exhibit `B "; and
WHEREAS, the President and board of Trustees of the Village of Lemont have determined
the proposed Preliminary Plat of subdivision to be in the best interest of the Village of Lemont.
NOW, THEREFORE, BE IT RESOLVED by the President and Board of Trustees that the
Preliminary Plat for the Firerock Farm Subdivision, which is attached hereto and made a part
hereof, is hereby approved with the following conditions:
SECTION 1. Conditions:
1. Approvals shall substantially conform to the site plan, attached hereto as Exhibit `B ", as such
plans may be changed to conform to the Village codes and ordinances;
Tree Inventory and Tree Replacement Plan is required to be submitted prior to application
for Final Plat approval;
3. Final approvals by the Village's landscape consultant for all landscaping and tree removal
prior to issuance of a Site Development Permit;
4. Approvals shall be conditioned on the project receiving final engineering review and approval;
5. The existing driveway off Walter Street shall be effectively blocked off from through traffic
by signage and physical barriers, subject to approval by the Village Administrator, after
installation of the base cors of pavement on Hermes Avenue extended;
6. Adequate covenants for detention, including ownership and maintenance, shall be submitted
for review and approval by the Village prior to application for Final Plat is filed.
