R-04-07 01/08/2007VILLAGE OF LEMONT RESOLUTION A RESOLUTION APPROVING THE PRELIMINARY PLAT OF SUBDIVISION FOR A TWO -LOT SUBDIVISION AT 1384 STATE STREET IN THE VILLAGE OF LEMONT (Wesner Subdivision) ADOPTED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF LEMONT This 8TH day of January , 2007 Published in pamphlet form by authority of the President and Board of Trustees of the Village of Lemont, Counties of Cook, Will, and DuPage, Illinois this 8th day of January ,2007 VILLAGE OF LEMONT RESOLUTION NO. ‘07 A RESOLUTION APPROVING THE PRELIMINARY PLAT OF SUBDIVISION FOR A TWO LOT SUBDIVISION AT 1384 STATE STREET IN THE VILLAGE OF LEMONT (Wesner Subdivision) WHEREAS, Lester Wesner is the owner of certain property located at 1384 State Street and consisting of approximately one acre, legally described in Exhibit A and depicted on Exhibit B, which is attached hereto and made a part hereof; and WHEREAS, the petitioner is requesting approval of a Preliminary Plat of Subdivision known as Wesner Subdivision to allow for a second home to be constructed on the one acre; and WHEREAS, the Planning and Zoning Commission of the Village of Lemont, Illinois (the "Village ") did recommend approval of the variations request by a 6 -0 vote with one absent on September 5, 2006; and WHEREAS, the President and Board of Trustees of the Village of Lemont have determined that approval of the proposed Preliminary Plat of Subdivision to be in the best interest of the Village of Lemont. WHEREAS, the President and Board of Trustees of the Village have determined that the best interests of the Village will be served by approving the variation as described herein. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, DUPAGE, AND WILL, ILLINOIS, as follows: SECTION 1: The Preliminary Plat of Subdivision for the Wesner Subdivision, attached to this ordinance as Exhibit B, is hereby approved, subject to the following conditions: 1. Lot 1 and 2 will connect to Village water and sewer. 2. Prior to Final Plat approval the Village Engineer shall review and approve water and sewer line locations. 3. The Final Plat of Subdivision shall show all easements required by the Lemont Subdivision Ordinance. 4. The creation of a new residential lot will require the payment of land /cash donations by the petitioner, per ordinance 0 -4 -04. 5. The trees that are shown to be removed on the Preliminary Plat of Subdivision, as prepared by Landtech Consultants Inc., with a "received" date of August 4, 2006, are approved for removal. The petitioner shall indicate which tree was struck by lightning so it can be documented as being removed. Any other removal of trees with a diameter over six inched will require Community Development Department approval. 6. Fifteen feet along the north property line shall be dedicated for public roadway purposes. 7. An escrow account shall be established to hold funds for future roadway improvements.
