RESOLUTION APPROVING A TWO -LOT SUBDIVISION
(Johnson —1090 Walter Street)
WHEREAS, the petitioner Eric Johnson is the owner of certain property
located at 1090 Walter Street in Lemont, Cook County, Illinois and legally
described in Exhibit "A" attached; and
WHEREAS, the petitioner desires to divide the existing lot of record into two
lots; and
WHEREAS, the petitioner has prepared a Plat of Subdivision, to be known
as "Johnson's Resubdivision," for the subject property; and
WHEREAS, the property subject to the Plat of Subdivision is within the
Village of Lemont and is zoned R -4 Single- family Residence District; and
WHEREAS, the proposed two -lot division does not require the creation of
any new streets or easements of access; and
WHEREAS, pursuant to Ordinance 0- 25 -99, the Community Development
Director has recommended approval of the Plat of Subdivision
NOW, THEREFORE BE IT RESOLVED by the President and Board of
Trustees of the Village of Lemont that the Johnson's Resubdivision, which is
attached hereto and made part hereof, is hereby approved, subject to the following
conditions:
1. Front and rear yard public utility and drainage easements (10 feet)
and a side yard public utility and drainage easement of 7.5 feet on the
north side of Lot 2 shall be provided on the plat prior to recording the
plat.
2. The owner shall secure demolition permits for the non - conforming "1
V: story frame house to be removed" located on Lot 2 prior to
recording the plat.
3. The connection of new dwelling construction to sanitary sewer shall
be subject to the review of the Village Engineer.
PASSED AND APPROVED BY THE PRESIDENT AND BOARD OF TRUSTEES
OF THE VILLAGE OF LEMONT, COUNTIES OF COOK, WILL, AND
